Screening potential Tenants
We are focused on finding Quality Tenants over finding tenants fast. We believe that the time and effort spent on finding the right fit will pay off for all parties involved:

Commission
Percentage
Our commission is charge in a percentage structure so that our goals are aligned with yours; Finding the appropriate rental rate.
Tiered
Our commission is tiered so that the more business you give to us the more discount you will receive. We understand and value your business so this is one of the ways we show it.

Only when Rent is Collected
The main indicator that we are doing our job is when rent is paid. We understand that there are a lot of factors (marketing, setting the correct rental price, picking the correct rental applicant, etc) for the tenant to pay rent, and we believe more of them have to do with us.
Due to this, we do not charge you a commission unless rent is paid.
Drafting, signing, and renewing Leases
Timing
We specifically time our leases to expire at the time of the year that is best to attract a new tenant. Of course our goal would be to keep the same tenant but this does not always work out, so in that case we position ourselves in the best possible way.
Repair Charge to Tenant
We add a trip charge to the tenant to deter any small / minor repair requests that could easily be addressed by the tenant.
Renewal
Instead of giving the tenant one option for renewal, we give three. There is benefit to giving the tenant a choice rather than a “my way or the highway” approach.
Marketing Properties
Pictures
We include a floor plan map AND a camera angle in each picture. Just makes sense.
