Pricing / Terms
We do not hide behind a phone number. here are our terms plain and simple. if you have questions we are always here as well.
Our Fees
10% for 1 unit - 9% for 2 units or more - 8% for 4 units or more
Tiered Pricing - The more units you have us manage the cheaper our fee becomes
Percentage based fee - We are incentivized to get you the maximum rental rate
When we charge
We only charge you a fee when we collect rent. If the unit is vacant, we do not charge you. If the tenant does not pay rent, we do not charge you.
Finding a tenant
We do not charge for finding you a tenant. Advertising and marketing are included in our fees
Maintenance
We outsource repairs and maintenance. We are a property management company, not a plumbing company, not an electrical company, or etc. The reason we do not have in-house technicians is by having other companies bid for your repairs you will win in pricing and /or quality. “The consumer wins when there is competition”. By having a in-house tech we would be creating a monopoly.
We do not up-charge you on maintenance / repairs. For example if the bill is $100 we do not add anything on top. Some management companies do and call it a “coordination charge”.
Contract
We do not have any term length in our contract. You can cancel anytime.
Transparency
Seems obvious but we proudly show you our fees and terms. We do not try to get you on the phone to explain our fees and try to sell you. Contact us if you have more questions and we are here to help
